In Real Estate, the First Responder Usually Wins
Property enquiries go to several agents at once, and the one who replies first usually wins.
Sean Hutchinson
A buyer browsing listings at 9pm doesn't enquire about one property. They enquire about four, from four different agents, in about six minutes.
Whoever replies first gets to shape the conversation. Everyone else is following up on a decision that's already been partly made.
The Race You Didn't Know You Entered
By the time you reply the next morning, someone has already spoken to that buyer, booked a viewing, and started building the relationship. At that point you're competing against someone with a head start you can't see.
The frustrating part is that the enquiry looked fine in your inbox. Nothing about it told you it had been sent to three competitors at the same moment.
What 'Fast' Has to Mean
Fast means minutes, and it means at the times enquiries actually arrive: evenings, weekends, and the hour before work. That's precisely when an agent is least likely to be at a desk.
It doesn't require a full answer. An immediate acknowledgement that confirms the property is available, answers the obvious first question, and offers viewing times does most of the work. The buyer stops shopping because someone engaged.
Qualify Leads While You Reply
The higher-value version captures the things you'd otherwise spend the first call establishing: timeline, budget range, whether there's a property to sell, whether finance is arranged.
That turns a cold list of enquiries into a ranked one, so the first call you make in the morning is to the person most likely to transact rather than whoever emailed most recently. The speed wins the conversation; the qualification decides where you spend the day.
